Home Buyer Credits saving you thousands on your next home purchase!  Get up to 1% of your home purchase price credited to you!

You save thousands on the purchase of your Seattle area home.  On the average Seattle Home, you can expect to save $5,000-$7,000* or more!  These upfront savings reduce the cash you need to buy a home in Seattle.

How can I do it?

The illustration below shows the typical structure used to allocate Real Estate Commissions.  Using a 6% total commission paid by the seller, a 50/50 agent office split, each agent involved with the transaction is left with about 1.5% gross commission. **

In my model, I pay fees that allow a larger share of the commission to be paid to me. I pass these savings on to my clients without sacrificing income as compared to the old model.

Why do I offer this program?

For Years I worked hard and watched a big chunk of  my sales commissions going to the brokerage office, but who did the work?  Yes, yours truly!  I got paid for my work, but what did my office get paid for?

How does this affect my level of Service?

It does not!  For years I have been working hard for Home Buyers and Sellers. When you hire me, I am your advocate, looking out for your best interests and working hard to find a home that suits your needs and budget. How does the home buyer credit program work?

Credits from the commission that is paid for the sale are applied towards your closing costs.  There are fees that buyers must pay in a Real Estate transaction.  These moneys are typically brought to the closing table in addition to the down payment on the home purchase.  The list below outlines the types of fees you can expect on the purchase of a home.  Credits from my commission go towards paying these fees and reducing the cash you need to purchase a home.

Title Insurance  Buyers and Seller must purchase Title Insurance
Escrow Fees    Buyers and Sellers must pay Escrow Fees
Lender Fees  Typically buyers incur fees from the lender.  Loan processing fees, buy-down points for lower interest rate, appraisal Fees and others. They go by various names and programs vary by lender.  

Prepaid Items
  Buyers pay in advance for Home Insurance and Real Estate Taxes for future disbursement.

Do I have to find my own home and schedule my own showings?

No!  Unlike some of the recent cash back offers that have been promoted of late, this is a full service offer. I check daily for properties that meet your criteria, schedule tours and take you to the candidate properties.  When we find a property that interests you, I perform a market analysis to determine if the asking price for the property is appropriate, too high, or a great deal.  I refer you to a team of trusted and honest home inspectors, and lenders to help facilitate a smooth transaction and make certain that your home purchase is a good one.

I want to sell my home and buy another one.  Can I get rebates on both sides?

Absolutely.  If I represent you on the sale and a subsequent purchase, you receive rebates on both transactions. 

*based on the average Seattle Home priced between $500-$700K and a 3% Selling Office Commission with 1/3 of commission credited  back to the buyer at closing time.
